How to stop chasing rent on WhatsApp
Most landlords we speak to spend the first week of every month doing the same thing: scrolling M-Pesa messages, matching names to units, and sending polite reminders on WhatsApp.
Why it takes so long
An M-Pesa message tells you who paid and how much. It does not tell you which unit, which month, or whether the water bill is included. You fill that gap by hand, every month.
Let the payment carry the unit
When a tenant pays from the Kaya Yetu tenant app, the payment already knows the unit and the month. It shows up on your dashboard as paid, part paid or due — nobody has to match anything.

What about tenants who pay cash?
Record it in two taps. The tenant still gets a receipt in their app, so there is one history for everyone.
Send your invites on the 25th, before rent is due. Tenants who install the app early are more likely to pay on time.
